A hybrid program of urban hotels is an integral part of any contemporary city. By positioning urban hotels in less developed parts of the city, the surrounding urban fabric is revived and development is accelerated. The offering of the hotel, located on the corner of Savska and Novska Street in Zagreb, includes, in addition to accommodation, retail, sports/spa, a conference room, a bar and a restaurant.

The hotel was designed to accentuate these amenities and create enticing spaces, not just for guests of the hotel, but for the residents of the surrounding area. With this articulation, the hotel is transformed into a gravitational zone and a generator for the development of the entire neighborhood. A series of high-rise buildings, of either a public or a commercial character, which form the recognizable silhouette of Savska Street, and of Zagreb itself, are strictly oriented in parallel to the street, in an approximate north-south direction. The specificities of the terms of reference and the existing context determined the formation of the hotel program into a two-part volume consisting of an upper and lower level. The lower part, comprising five storeys, is positioned along the Savska Street, following, with its façade and height, the existing and planned construction of the street.

The taller part of the structure is set further back, opening a visual corridor that connects the Church of Christ the King on the Mirogoj Cemetery and the Adriatic Bridge. The ground floor consists of an entrance lobby and shopping facilities. The shops face the street, complementing and reviving its offering. The elevated public level on the fourth and fifth storey comprises the conference room and restaurant, with its terraces and greenery-filled gardens. The uppermost storey offers a view of the city’s skylines in all directions and is home to a sky bar and a spa center.
