The existing area plan of the surrounding structures forms the fragmented nature of the concerned lot towards the courtyard side, following the line of the façade facing Petrinjska Street. The depth of the lot itself also varies, depending on the gable depth of the adjacent buildings.
By positioning the axis of the load-bearing structure perpendicular to the fragments of the lot, the usability of the resulting interior spaces is optimized. Reinforced concrete walls form a tripartite division of the interconnected units of varying square footages. This structure, in addition to its primary load bearing function, also serves as the vertical distribution route of the installation lines and allows, via a double plasterboard sheath, horizontal accessibility along the entire axis. With this organization, the residential and business units are freed of the bearing structure, which would otherwise dictate a uniform organization of space.
The flexible organization of the facilities allows for the space to be adjusted to the various needs of the users – both the residential and business spaces conform to requirements due to changes in the family structure, owners, the users’ affinities, number of users... By zoning the servant spaces (bathroom, kitchen, storage areas) next to the main load bearing axis, the central space is designated for the served segment of the units (living room, dining room, bedroom, working area).
