The project of the residential and commercial building in Medulićeva Street, in Zagreb’s Lower Town, deals with redefining residential construction typical for this district of Zagreb. The idea of a tripartite subdivision of the façades of Lower-Town block structures, which follows the interiors of each storey, has been taken over. The fabric of the characteristic residential floors has been tailored using the façade brick links, transposing, in a simplified and contemporary fashion, the idea of lavish historicist ornateness, with the uppermost storey coated in classic plaster and transferred to the courtyard façade.
The Lower-Town matrix habitually treats the interiors of blocks as a service segment for residential needs. Courtyards are usually in the service of storage and parking, with the courtyard façade neglected in favor of the representative facades facing the street. Giving equal significance to the street and the courtyard façade allows for the optimal utilization of daylight and the vistas, and the positioning of the commercial segment in the ‘bowels’ of the apartment, at the junction of the ‘private’ and the ‘public’ section. The project also sees the development of an enfilade of the common areas on one side and of another enfilade of the sleeping wing on the opposite side. By lowering the parking area to the underground level, the courtyard area becomes free and can be used as a kind of communal area by all residents of the building.
Placing the transverse load-bearing walls in a tripartite system allowed for the flexibility and multifaceted quality of both the commercial storey and the characteristic residential storey. Adding or subtracting modules allows the reorganization of each storey, depending on the needs of future users.
